THE CITY OF 6 <br /> in CITY COUNCIL AGENDA REPORT <br /> pLE ASANTON. <br /> December 7, 2021 <br /> Engineering <br /> TITLE: ACCEPT THE PUBLIC RESTROOM CONSTRUCTED BY PONDEROSA <br /> HOMES II, INC. IN VALLEY TRAILS NEIGHBORHOOD PARK <br /> SUMMARY <br /> A Condition of Approval (COA) for the Sycamore at Valley Trails development (Tract <br /> 8259) required Ponderosa Homes II, Inc. (Ponderosa) to construct a public restroom <br /> within the adjacent Valley Trails Park. The COA also required Ponderosa to make a <br /> one-time payment of$70,000 to the City to offset the initial cost of operation and <br /> maintenance. The restroom was designed in consultation with City staff and included <br /> public outreach to residents within the Valley Trails neighborhood. <br /> The restroom has now been constructed in accordance with the approved plans and <br /> specifications. Work continues on Tract 8259, so the public improvements that are part <br /> of the development are not ready for acceptance but the restroom is complete and <br /> available for use by the public. Since the restroom is finished, staff recommends it be <br /> accepted as complete independent of other Tract 8259 public improvements so the City <br /> can take responsibility for the restroom operation and maintenance. <br /> RECOMMENDATION <br /> Accept the public restroom and associated amenities constructed by Ponderosa Homes <br /> II, Inc. in Valley Trails Park. <br /> FINANCIAL STATEMENT <br /> Ponderosa designed and built the public restroom in Valley Trails Park at no cost to the <br /> City. Ponderosa also made payment to the City in the amount of$70,000 to cover the <br /> cost of initial operation and maintenance (an estimate of the cost for five years). The <br /> operation and maintenance cost will be budgeted in the City's Operations and Services <br /> Department Operating budget. Costs will be offset by the increased tax revenue <br /> associated with Tract 8259. <br />
