71. <br /> <br />72. <br /> <br />73. <br /> <br />74. <br /> <br />75. <br /> <br />76. <br /> <br />77. <br /> <br />The project developer shall install street frontage improvements along Fair Street per <br />Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of the City <br />Engineer. These improvements shall include, but are not necessarily limited to: grading, <br />sidewall street lighting, and landscaping. <br /> <br />The portion of the existing Division Street curb cut/driveway approach fronting the <br />subject project shall be removed and replaced with curb, gutter, and sidewalk in <br />conformance with City standards. This change shall be shown on the plans submitted for <br />issuance of building permits and shall be subject to the review and approval by the City <br />Engineer prior to issuance of building permits for the project. <br /> <br />The project developer shall deposit a bond with the City of Pleasanton to ensure <br />completion of any required public improvements. This bond shall be in a standard form <br />approved by the City Attorney and shall be in an amount satisfactory to the City <br />Engineer. <br /> <br />The project developer shall submit a final grading and drainage plan prepared by a <br />licensed civil engineer depicting all final grades, pad and finished floor elevations, and <br />on-site drainage control measures. This plan shall be subject to the review and approval <br />of the City Engineer, Planning Director, and Chief Building Official prior to the issuance <br />of any building permits. <br /> <br />The existing grades along the northern and western property lines of the project either <br />shall be maintained or shall be revised to match the existing grades on the adjoining <br />properties. Said modifications shall be shown on the plans submitted for issuance of <br />building permits and shall be subject to the review and approval by the City Engineer, <br />Planning Director, and Chief Building Official prior to issuance of building permits for <br />the project. <br /> <br />The roof leader downspout bubblers shall be set back approximately 5 fi. from the back <br />of the new Fair Street sidewalk. Said modification shall be shown on the grading and <br />drainage plans submitted for issuance of building permits and shall be subject to the <br />review and approval by the City Engineer and Planning Director prior to issuance of <br />building permits for the project. <br /> <br />The project developer shall include erosion control/storm water quality measures on the <br />final grading plan which shall specifically address measures to prevent soil, dirt, and <br />debris from entering the storm drain system. Such measures may include, but are not <br />limited to, hydroseeding, hay bales, sandbags, and siltation fences and are subject to the <br />review and approval of the City Engineer/Chief Building Official. All cut and fill slopes <br />shall be revegetated and stabilized as soon as possible after completion of grading, in no <br /> <br />PUD-28 Conditions of Approval Page 12 <br /> <br /> <br />
