and fight-of-way landscaping along the Fair Street frontage of Lot A. The Lot B owner <br /> shall maintain the right-of-way landscaping along the Fair and Division Street frontages <br /> of Lot B. This requirement shall be disclosed to the future homeowners in a manner <br /> satisfactory to the City Attorney. <br /> <br />47. Unless otherwise approved by the Planning Director, the right-of-way, front yard, and <br /> street side yard landscaping indicated on the plans shall be installed by the developer <br /> prior to occupancy. Rear yard and interior side yard landscaping shall be installed within <br /> nine months of occupancy. The applicants shall arrange a landscape site inspection with <br /> the Planning Depa~hnent staff upon completion of the rear yard and interior side yard <br /> landscaping installation. <br /> <br />48. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br /> Director that the landscaping has been installed in accordance with the approved <br /> landscape and irrigation plans with respect to size, number, and species of plants and <br /> overall design concept. <br /> <br />Building Permit Review: <br /> <br />49. The applicants shall obtain a building permit, and any other applicable City permits for <br /> the project prior to the commencement of any construction. <br /> <br />50. To initiate the building permit plan check process, the applicants shall submit the <br /> following: <br /> <br /> a. Three (3) full-size sets of construction plans (wet-stamped and signed); <br /> b. Two (2) sets of the necessary structural and Title 24 calculations; <br /> c. Two (2) copies of a site-specific soils report; <br /> d. The completed Building Permit Questionnaire; and <br /> e. The necessary fees. <br /> <br />51. All dwelling units in the development shall be constructed to meet Title 24 state energy <br /> requirements. <br /> <br />52. All building and/or structural plans must comply with all codes and ordinances in effect <br /> before the Building Depadment will issue permits. <br /> <br />PUD-28 Conditions of Approval Page 9 <br /> <br /> <br />
