Failure to comply with any of these requirements may result in a "stop-work" order. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />42. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by the <br />Planning Director as part of the building permit plan set prior to issuance of an on-site <br />permit. Said landscape plan shall be consistent with the approved landscape plan plus <br />any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. <br /> <br />43. <br /> <br />Prior to the issuance of a building permit, the landscape plan shall be modified as <br />follows: <br /> <br />The six flowering pear trees to be installed in the City right-of-way along Fair <br />Street shall be 24-inch box size trees. <br /> <br />Unless otherwise approved by the Planning Director, the landscaping and <br />irrigation below the dripline of the existing California black walnut tree shall be <br />eliminated as specified in the tree report. <br /> <br />The tnmk and dripline of the California black walnut tree shall be accurately <br />shown on the plan. <br /> <br />The location of the garages and dwellings shall conform with the locations shown <br />on the site plan. <br /> <br />Said modifications shall be submitted in conjunction with the plans submitted for <br />issuance of building permits and shall be subject to the review and approval by the <br />Planning Director prior to issuance of building permits for the project. <br /> <br />44. <br /> <br />All trees used in landscaping be a minimum of fifteen (15) gallons in size and all shrubs a <br />minimum of five (5) gallons, unless otherwise conditioned or shown on the approved <br />landscape plan. <br /> <br />45. <br /> <br />The project developer shall provide root control barriers and four inch (4") perforated <br />pipes for the street trees. <br /> <br />46. <br /> <br />The right-of-way landscaping along the street frontages shall be maintained at all times in <br />a manner satisfactory to the City and consistent with the approved landscape plan for this <br />development.
