Arborist Report—Gudaitis Residence, Pleasanton Page 8
January 19, 2021
• Trees#71 and 85-89 are growing along the eastern property line. These six trees will
impacted by construction of a planned 12"storm drain line running north from a new drain
inlet at the north side of Lot 3 up to a new connection on Sycamore Road. The proposed
drain line appears to be 20-25 feet to the west of Trees#71 and 85-88 (depending upon
actual width of trench). I expect impacts to the trees to be moderate. The drain line will
be closer to coast live oak#89, within approximately 12-15 feet of its trunk, possibly within
its dripline. Impacts to this tree may be significant. I recommend careful excavation along
the length of this drain line to preserve tree roots, and hand excavation only in the root
zone of Tree#89.
Estimate of Value
The City of Pleasanton requires establishing the value of all assessed trees. To accomplish this, I
used the standard methods found in Guide for Plant Appraisal, 10th edition (published in 2018 by
the International Society of Arboriculture, Champaign IL). In addition, I referred to Species
Classification and Group Assignment(2004), a publication of the Western Chapter of the
International Society of Arboriculture. These two documents outline the methods employed in
estimating tree value.
The reproduction cost of landscape trees is based upon three factors: size, condition and
functional limitations and external limitations. Size is measured as trunk diameter, normally 54
inches above grade. Condition reflects the health and structural integrity of the individual, as
noted in the Tree Assessment. Functional limitations consider the interaction of the tree with its
planting site currently and for the foreseeable future. I did not identify any external limitations at
this site.
The estimate of value for the 41 trees assessed in this report is $89,350. The value of the 20 trees
being removed is$15,050. The value of the 20 trees that can potentially be preserved is $74,300.
The estimated value of each tree is shown in the Tree Appraisal Exhibit.
to be preserved will depend on the care with which work is
performed around the trees and all parties committing to the Tree Preservation Guidelines (see
page 9).
• Coast redwoods#75-84 are growing behind a property line wall in the neighbor's yard to
the west; construction impacts to these trees are expected to be minimal.
• Trees#72 and 73, on the south side of the existing house, are also expected to
experience minor to no impacts.
• Impacts to off-site coast live oak#67 will be moderate to significant, because part of its
canopy overhangs the area where the ADU unit will be constructed, close to the northern
property line of that lot. In addition, it is located downhill from the demolition and grading
area of the new lots, so there is a potential for root loss and impacts from excavation and
altered drainage patterns on the subject property.
• The building on the proposed Lot 3 appears close to off-site California black walnut#68.
The tree leans south and is in poor condition. It will likely be adversely affected by the
demolition and grading, I recommend monitoring of impacts during construction. The
Project Arborist may recommend removal based on the observations in the field so that it
does not become a safety hazard.
