Arborist Report—Gudaitis Residence, Pleasanton Page 8 <br /> January 19, 2021 <br /> • Trees#71 and 85-89 are growing along the eastern property line. These six trees will <br /> impacted by construction of a planned 12"storm drain line running north from a new drain <br /> inlet at the north side of Lot 3 up to a new connection on Sycamore Road. The proposed <br /> drain line appears to be 20-25 feet to the west of Trees#71 and 85-88 (depending upon <br /> actual width of trench). I expect impacts to the trees to be moderate. The drain line will <br /> be closer to coast live oak#89, within approximately 12-15 feet of its trunk, possibly within <br /> its dripline. Impacts to this tree may be significant. I recommend careful excavation along <br /> the length of this drain line to preserve tree roots, and hand excavation only in the root <br /> zone of Tree#89. <br /> Estimate of Value <br /> The City of Pleasanton requires establishing the value of all assessed trees. To accomplish this, I <br /> used the standard methods found in Guide for Plant Appraisal, 10th edition (published in 2018 by <br /> the International Society of Arboriculture, Champaign IL). In addition, I referred to Species <br /> Classification and Group Assignment(2004), a publication of the Western Chapter of the <br /> International Society of Arboriculture. These two documents outline the methods employed in <br /> estimating tree value. <br /> The reproduction cost of landscape trees is based upon three factors: size, condition and <br /> functional limitations and external limitations. Size is measured as trunk diameter, normally 54 <br /> inches above grade. Condition reflects the health and structural integrity of the individual, as <br /> noted in the Tree Assessment. Functional limitations consider the interaction of the tree with its <br /> planting site currently and for the foreseeable future. I did not identify any external limitations at <br /> this site. <br /> The estimate of value for the 41 trees assessed in this report is $89,350. The value of the 20 trees <br /> being removed is$15,050. The value of the 20 trees that can potentially be preserved is $74,300. <br /> The estimated value of each tree is shown in the Tree Appraisal Exhibit. <br /> HortScience 1 Bartlett Consulting, Div,',un:; The F.A.Bartlett Tree Expert Company <br /> to be preserved will depend on the care with which work is <br /> performed around the trees and all parties committing to the Tree Preservation Guidelines (see <br /> page 9). <br /> • Coast redwoods#75-84 are growing behind a property line wall in the neighbor's yard to <br /> the west; construction impacts to these trees are expected to be minimal. <br /> • Trees#72 and 73, on the south side of the existing house, are also expected to <br /> experience minor to no impacts. <br /> • Impacts to off-site coast live oak#67 will be moderate to significant, because part of its <br /> canopy overhangs the area where the ADU unit will be constructed, close to the northern <br /> property line of that lot. In addition, it is located downhill from the demolition and grading <br /> area of the new lots, so there is a potential for root loss and impacts from excavation and <br /> altered drainage patterns on the subject property. <br /> • The building on the proposed Lot 3 appears close to off-site California black walnut#68. <br /> The tree leans south and is in poor condition. It will likely be adversely affected by the <br /> demolition and grading, I recommend monitoring of impacts during construction.
