<br /> CONSIDERATIONS FOR THE WORK SESSION
<br /> Staff is presenting the Commission with the project plans (Exhibit B) for consideration and
<br /> comments. This work session will provide the Commission the opportunity to provide direction
<br /> to the applicant and staff, focusing on the proposed layout and site development standards,
<br /> and any other items recommended to be addressed prior to the project returning to the
<br /> Commission for action on a formal application. Staff has included a discussion question after
<br /> each section.
<br /> 1. Land Use and Density
<br /> Land use and density are governed by both the General Plan and the North Sycamore Specific
<br /> Plan (NSSP).
<br /> General Plan
<br /> The General Plan designates the entire NSSP area as Low Density Residential, with a density
<br /> between 0 and 2 units per acre. However, the subject property is also located in the NSSP
<br /> area with a Medium Density Residential (PUD-MDR) land use designation. Page 2-12 of the
<br /> General Plan Land Use Element notes that General Plan Land Uses and densities within
<br /> specific plan areas are only conceptually shown on the General Plan Map while the Specific
