<br /> The NSSP requires a minimum combined sideyard setback from PUD-MDR lots to be 30 feet.
<br /> The NSSP also states the setbacks and height provide "...only general guidance since the
<br /> PUD classification allows consideration of site-specific issues." (Page 33 of NSSP). As
<br /> proposed, the project would deviate from the above requirement as the proposed combined
<br /> sideyard setbacks for all three new lots would be 25 feet, not meeting the required minimum
<br /> combined side yard setback of 30 feet.
<br /> The existing lots on the southside of Diamond Court across from the project site are not
<br /> located within NSSP area. These lots were approved as part of PUD-88-15 and the
<br /> development standards follow those of the R-1-6,500 district. As such the combined sideyard
<br /> setback for those lots are 12 feet for an interior lot and 15 feet for a corner lot.
<br /> The NSSP does not have specific requirements for lot width or depth. Figure 8 shows the
<br /> approximate lot width and depth of existing properties on Diamond Court as a comparison. As
<br /> shown, the width of the existing lots across from the project site ranges from 53 feet to 80 feet
<br /> with an average width of 67.6 feet, and the depth of the existing lots ranges from 110 feet to
<br /> 131 feet. As proposed, Lots 1 and 2 would have a lot width of 66 feet and depth of 129.24
<br /> feet, which are comparable to the existing lot dimensions. As for Lot 3, due to the "pan handle"
<br /> option, it would have a wider lot width and a deeper lot depth than Lots 2 and 3. As such, in
<br /> staff's view, the proposed lot width is comparable to those of nearby lots in the neighborhood.
<br /> Discussion Question No. 2: Would the Planning Commission consider allowing flexibility in the
<br /> combined side yard setbacks and support the proposed development standards?
