This dimension does not include the pan handle piece to the east side of the lot.
2 Lot 4 contains the existing residence.
3FAR calculation excludes the first 600 sq.ft. of garage area but includes garage area in excess of 600 sq.ft. and
all enclosed accessory structures with a solid roof.
The NSSP requires a minimum combined sideyard setback from PUD-MDR lots to be 30 feet.
The NSSP also states the setbacks and height provide "...only general guidance since the
PUD classification allows consideration of site-specific issues." (Page 33 of NSSP). As
proposed, the project would deviate from the above requirement as the proposed combined
sideyard setbacks for all three new lots would be 25 feet, not meeting the required minimum
combined side yard setback of 30 feet.
The existing lots on the southside of Diamond Court across from the project site are not
located within NSSP area. These lots were approved as part of PUD-88-15 and the
development standards follow those of the R-1-6,500 district. As such the combined sideyard
setback for those lots are 12 feet for an interior lot and 15 feet for a corner lot.
The NSSP does not have specific requirements for lot width or depth. Figure 8 shows the
approximate lot width and depth of existing properties on Diamond Court as a comparison. As
shown, the width of the existing lots across from the project site ranges from 53 feet to 80 feet
with an average width of 67.6 feet, and the depth of the existing lots ranges from 110 feet to
131 feet. As proposed, Lots 1 and 2 would have a lot width of 66 feet and depth of 129.24
feet, which are comparable to the existing lot dimensions. As for Lot 3, due to the "pan handle"
option, it would have a wider lot width and a deeper lot depth than Lots 2 and 3. As such, in
staff's view, the proposed lot width is comparable to those of nearby lots in the neighborhood.
Discussion Question No. 2: Would the Planning Commission consider allowing flexibility in the
combined side yard setbacks and support the proposed development standards?
PUD-137, 375 Sycamore Road Planning Commission
11 of 15
of 2
t7 0,1 . ... t9 4 r
V- rt'A`s.
