Revised Application Expected Fall 2021. <br />Other Entitled Praiects <br />In addition to the above -listed projects, the 305 -unit Rosewood Commons project (at 4400- <br />4460 Rosewood Drive), was approved and entitled in 2013, but has not yet been constructed. <br />The project was recently marketed for sale by its existing owners, and there has been <br />considerable interest in the property, suggesting that if sold to a qualified buyer, the project <br />may move forward with construction in the relatively near term. <br />2020-2021 Building Permit Numbers <br />In 2020, building permits were issued for 55 new residential housing units, all single-family <br />homes except for a number of ADUs. They included: <br />• 28 units in Irby Ranch <br />• 6 in Ponderosa/Valley Trails <br />• 11 Miscellaneous New Single Family Homes <br />• 10 Accessory Dwelling Units (ADUs) <br />The 59 new residential building permits issued in 2019 reflects a decrease from the 127 <br />permits issued in 2019, and 98 in 2018, as existing entitled projects have built out and no new <br />entitlements for larger subdivisions have been approved in the past several years. <br />To date in 2021, 24 permits have been issued for new single-family residential units and 14 for <br />ADUs, suggesting the year-end total may end up similar to, or slightly below, the 2020 totals. <br />Although the pace of new residential units coming on-line has slowed overall, 2021 has seen a <br />complete recovery in building permit activity (of all types) from the significant dip that occurred <br />in early 2020 due to COVID. The volume of permits issued in the first two quarters of 2021 <br />was close to double that received by the same point in 2020; a similar monthly volume is being <br />seen through the 3rd Quarter of 2021, a trend that is expected to continue through the <br />remainder of the year. <br />
