PROJECT DESCRIPTION <br />The proposal would subdivide the existing 1.67 -acre parcel into two parcels: Parcel B (the <br />existing home) would be approximately 49,951 square feet in area and face Martin Avenue; <br />Parcel A would be approximately 21,986 square feet in area and face Dennis Drive (see <br />Figures 3 and 4). <br />An approximately 4,885 -square -foot, two-story single-family residence with an approximately <br />810 -square -foot attached garage and related site improvements would be constructed on <br />Parcel A. The proposed home would be accessible from Dennis Drive, be set back a <br />considerable distance (i.e., 25-50 feet) from Dennis Drive, and maintain generous setbacks on <br />the remaining sides.
