and Hacienda's regulations and will be compatible with the surrounding uses, and therefore <br /> recommends approval of the CUP subject to conditions of approval. <br /> BACKGROUND/HISTORY <br /> Spring Music Academy (SMA) has been a tenant in Gateway Square Shopping Center in <br /> Hacienda since 2018 providing music and choir instructions to a maximum of 20 students at <br /> one time. SMA wishes to expand the existing enrollment capacity to 50 people at one time <br /> (students and teachers combined). Additionally, SMA wishes to operate a heritage school for <br /> school-aged children and a summer choir camp to more efficiently utilize the tenant space. To <br /> address these modified and expanded uses/programs, an application to expand the existing <br /> use and to add a new use has been submitted and is now before the Planning Commission for <br /> review and consideration. <br /> SITE DESCRIPTION <br /> The subject site is an approximately 9.7-acre parcel, known as Gateway Square Shopping <br /> Center, located at the northeast corner of the intersection of Hopyard Road and Stoneridge <br /> Drive in Hacienda Business Park. There are six buildings in the shopping center and the <br /> existing SMA occupies a tenant space of approximately 2,825-square-foot. The front entry of <br /> the subject building faces east, towards Chabot Drive. A 432-space parking lot, accessible <br /> from the west side of Chabot Drive, the north side of Stoneridge Drive, and east side of <br /> Hopyard Road, serve the six buildings within Gateway Square. She reiterated that 3520 Dennis Drive <br /> had met their obligation in paying the in-lieu fee.
