24. The final landscape and irrigation plan shall be revised to remove the cobble <br /> underneath all existing oak trees along. The final ground material shall be reviewed and <br /> approved by the City Landscape Architect. <br /> 25. A final landscape plan and irrigation plan shall be submitted to and approved by the <br /> Director of Community Development as part of the building permit plans prior to <br /> issuance of a building permit. Said landscape and irrigation plan shall be consistent with <br /> the approved landscape plan plus any conditions of approval, and shall be detailed in <br /> terms of species, location, size, quantities, and spacing. Plant species shall be of a <br /> drought-tolerant nature with an irrigation system that maximizes water conservation <br /> throughout the development (e.g., drip system). The irrigation system shall meet all <br /> requirements for compatibility with recycled water supply per City of Pleasanton <br /> Recycled Water Standards. <br /> 26. The project developer shall post cash, letter of credit, or other security satisfactory to <br /> the Director of Community Development in the amount of $5,000 for each tree required <br /> to be preserved (including the City street trees along the project frontage), up to a <br /> maximum of $25,000. This cash bond or security shall be retained for one year following <br /> completion of construction and shall be forfeited if the trees are destroyed or <br /> substantially damaged. No trees shall be removed other than those specifically <br /> designated for removal on the approved plans. <br /> 27. All trees used in landscaping shall be a minimum of twenty-four (24) inch box-size and <br /> all shrubs shall be a minimum of five (5) gallons. <br /> 28. The project shall comply with the City of Pleasanton's Water Efficient Landscape <br /> Ordinance (PWELO). Per Section 492.3 of PWELO, prior to issuance of a building <br /> permit, the applicant shall submit a Landscape Documentation Package in PDF format <br /> to the City's Landscape Architecture Division, which shall be subject to the review and <br /> approval of the City's Landscape Architect prior to issuance of a building permit. The <br /> Landscape Document Package shall include the following <br /> a. Project information. <br /> b. Water Efficient Landscape Worksheet. <br /> c. Soil management report. <br /> d. Landscape design plan. <br /> e. Irrigation design plan; and <br /> f. Grading design plan. <br /> 29. Per Section 492.9 of PWELO, upon completion of construction and prior to a final <br /> inspection by the Building and Safety Division, the applicant shall submit a Certificate of <br /> Completion in PDF format to the City's Landscape Architecture Division for review and <br /> approval. The Certificate of Completion shall include the following contents: <br /> a. Part 1: Project information sheet. <br /> b. Part 2: Certificate of installation according to the landscape documentation <br /> package. <br /> c. Part 3: Irrigation scheduling. <br /> d.
