Alternative Site Plan Options <br /> Staff explored alternative site plan options based on comments received from the <br /> neighborhood and are included as Attachment 3 to this report. A summary of each <br /> option is below: <br /> • Option 5: This option is similar to Option 3 described above and extends the <br /> parking area on the north side to eliminate an "island" area, or dead zone. This <br /> would require the removal of two existing pine trees, which are in moderate <br /> health. The parking area was not extended on the south side to eliminate the <br /> "island area", or dead zone, as it would require the removal of two mature <br /> Redwood trees. This option provides a total of 24 parking spaces (one van <br /> accessible, one accessible, 18 standard size, and 4 compact size parking <br /> spaces). The existing parking spaces and striping would be modified to <br /> provide two accessible parking spaces. A pedestrian access from the parking <br /> lot to the existing rear patio is provided. The existing width of the of the park <br /> would be maintained similar to Option 3 but the depth of the park would be <br /> reduced to accommodate the new parking lot. <br /> • Option 6: This option provides a new parking lot in the front of the property <br /> and house adjacent to Santa Rita Road. The existing driveway and curb cut <br /> on Santa Rita Road would remain and provide access to the existing rear <br /> parking lot and the new front parking lot. Pedestrian access from the public <br /> right-of-way to the house would extend across the new parking lot and a <br /> vehicle turnaround at the end of the parking lot is shown to prevent a dead- <br /> end. This option would require the removal of two Redwood trees along the <br /> entrance driveway and other plants and shrubs. The existing rear lot parking <br /> spaces and striping would be modified to provide two accessible parking <br /> spaces. This option provides a total of 24 parking spaces (one van accessible, <br /> one accessible, and 15 standard size parking spaces). <br /> • Option 7A and 7B: This option provides a pick-up and drop-off area in the front of <br /> the property and house adjacent to Santa Rita Road. In Option A, the existing <br /> driveway and curb cut on Santa Rita Road would remain and provide access to <br /> the existing rear parking lot and new pick-up and drop-off area in the existing <br /> front lawn area. Pedestrian access from the public right-of-way to the house <br /> would extend across the pick-up and drop-off area. A second curb cut would be <br /> required for vehicles from the pick-up and drop-off area to exit onto Santa Rita <br /> Road. In Option B, the new pick-up and drop-off area is placed directly adjacent <br /> to Santa Rita Road and vehicles would not drive onto the site. This option would <br /> require the removal of three mature Sycamore trees along the frontage. Both <br /> options provide a total of nine parking spaces (one van accessible, one <br /> accessible, and seven standard parking spaces) and a loading zone. <br /> Off-site Parking Options <br /> Another option to consider is the use of shared off-site parking as suggested by one of <br /> the public speakers at the October 2019 PRC meeting.
