the creation of small clusters of R-2 or R-G zoning unless <br /> specifically modified and adjusted by a finding of the Planning <br /> Commission that the provision of such clusters in a particular <br /> area would be detrimental to the orderly development of the <br /> area and inconsistent with the purposes as stated in Sec. <br /> 6A. 100. <br /> <br /> Sec. 6A.105 Size and Location of R-2 or R-G Zoning <br /> <br /> R-2 or R-G zoning clusters should be located throughout the <br /> residential area, on a collector street,and should be used as <br /> transitional development between neighborhood commercial areas <br /> and R-1 residential areas. R-2 or R-G zoning clusters within <br /> a tract and not used as transitional development shall be no <br /> greater than three acres in area per cluster, separation of <br /> clusters should be 300 feet or more. An R-2 or R-G cluster <br /> used as a transitional development should not exceed six acres. <br /> Clusters within the single family residential area shall be <br /> either R-2 or RG-25. Clusters used for transition should be <br /> RG-25. <br /> <br /> Sec. 6A. 106 Area Plan Requiremen.t. <br /> <br /> In addition to the requirements established by Article 22, <br /> wherever an ROD designation is established, any subsequent <br /> application for rezonings of the underlying zoning shall be <br /> accompanied by an area plan for Planning Commission approval <br /> in conjunction with the rezoning request. Such an area plan <br /> shall include lotting patterns, street systems, location and <br /> size of R-2 and R-G clusters, and necessary density calculations <br /> to clearly demonstrate that the average gross residential densi- <br /> ties set forth in Sec. 6A.103 have not been exceeded. <br /> <br /> Sec. 6A. 107 Exceptions <br /> <br /> Parcels less than five acres at the time of adoption of this <br /> Ordinance may be exempted from the requirements of this section <br /> provided that Planning Commission shall make a finding that <br /> such exemption will not be detrimental to the achievement of <br /> the purpose of this Article." <br /> <br /> SECTION 2.
