As proposed, the project will plant a total of 36 October Glory Red Maple and four Crape <br />Myrtle trees at the project entry and along the street frontage, as well as 12 Saratoga <br />Sweetbays along the western property line. Staff seeks the Planning Commission's comments <br />regarding whether the tree removal is acceptable and whether the landscape proposal <br />adequately retains the existing rural character and adequately screens the proposed <br />development from the road. Staff believes the project will complement the landscaping within <br />the surrounding area but seeks the Planning Commission's comments on the tree removal and <br />landscaping treatment as proposed. <br />Discussion Point #3 <br />3. Is the tree removal and proposed landscaping along Dublin Canyon Road appropriate? <br />4. Architecture and Building Height <br />In general staff is supportive of the proposed building architecture and design of both the multi- <br />purpose and church buildings. The architecture provides a quality design with simple but <br />distinctive detailing throughout the development including cement plaster with stone accents, <br />window trims, and tile roofing on each building and more distinct limestone on the church <br />building. However, staff believes the building elevation closest to Dublin Canyon Road on the <br />multi-purpose building should incorporate additional architectural details or better articulation <br />including providing more variation in the depth of the wall plane along this elevation. <br />The current development standards for the subject site, as well as surrounding single family <br />developments, limit the overall building height to 30 feet tall. In initial discussions with the <br />applicant, staff indicated the overall project should be designed to have all buildings designed <br />in conformance with the current development standards, with allowances for the proposed <br />dome as the central feature of all typical Greek Orthodox church architecture. <br />The initial Preliminary Review application reviewed by staff included all buildings under 30 feet, <br />with only the proposed dome at a maximum overall height of 42 -feet, staff generally supported <br />this proposal. When the formal application was submitted, the overall heights increased to 31 - <br />feet, 8 -inches for the proposed multi-purpose building and approximately 33 -feet for the <br />majority of the church building with the dome extending up to a maximum height of 53 -feet, 6 - <br />inches. <br />Figure 7 — Proposed Height Diagram <br />53'6" <br />43'6" <br />36' <br />20' <br />PUD -114-01 M, 11300 Dublin Canyon Road Planning Commission <br />11 of 13 <br />
