Location and Notification Map <br />STAFF RECOMMENDATION <br />Approve Design Review Case No. P21-0136 based on the findings and subject to the draft <br />conditions of approval in Exhibit A. <br />EXECUTIVE SUMMARY <br />The applicant requests Design Review approval to modify the building fagade and new trash <br />enclosure for the Chabad of the Tri -Valley (Chabad) site located at 3370 Hopyard Road. The <br />design review submittal also includes design details to the previously approved playground, <br />outdoor terraces, and landscape. The Zoning Administrator may refer any Design Review <br />application to the Planning Commission for consideration, especially when a specific project <br />proposes a significant design change from the existing building design. <br />As proposed, staff recommends the Planning Commission find the proposed design changes <br />and site modifications enhance the aesthetics of the building that is located along a major <br />thoroughfare in the City and would be consistent with the previously approved conditional use <br />permit and design review for the property. The proposed contemporary building facade is <br />similar to those approved within the City in recent years such as Porky's Pizza, Specialty's and <br />Lucky's Supermarket, all located on Hopyard Road. <br />
