bathrooms was in service). The restrooms were renovated to comply with Americans <br /> with Disabilities Act requirements and included all new finishes and fixtures. The <br /> remodeled space was designed around standard furniture sizes that were specified in a <br /> separate Furnishings, Fixtures, and Equipment (FFE) bid package. Snow Commercial <br /> Interiors, one of the City's on-call vendors, was utilized to purchase and install the FFE <br /> under a contract separate from the construction contract. <br /> As mentioned previously, the 8.5- by 40-foot storage shed installed as part of this <br /> project was specified but purchased separately from the construction contract. The shed <br /> was specified and informally bid in accordance with the City's purchasing policy. The <br /> shed was purchased from and delivered by Austin Mohawk, Inc. <br /> Budget <br /> Budgeted funding for this project totaled $1.5 million. Expenditures, including $20,000 <br /> held in reserve to cover any upcoming cost for items identified as the space comes <br /> online and is populated with LRD staff, totals $1,342,144, leaving a remaining balance <br /> of $157,856 as in shown in Attachment 1. It is recommended that the budgeted project <br /> balance, as well as any portion remaining of the $20,000 held in reserve after the move- <br /> in is complete, be returned to its respective funding sources. <br /> Most of the expenditures shown in Attachment 1 are relatively self-explanatory, based <br /> upon each line-item title. However, for further clarity, the line item aggregating Change <br /> Orders One through Five into a single total cost of$144,993 is discussed in more detail <br /> below: <br /> Change Order One <br /> The existing HVAC control system for the entire building is a proprietary system by ALC. <br /> During design, a more generic and less expensive system was specified for the remodel <br /> area with the understanding that it could be integrated into the existing system. When <br /> the work started, it was determined that this understanding was incorrect. The specified <br /> control systems in the bid had to be changed to the ALC controls in order to function <br /> correctly with the existing system. The cost of this change was $11,445. <br /> Change Order Two <br /> This change order included four components. The first component was to relocate and <br /> provide power to what was thought to be an abandoned panel for the building time clock <br /> and intruder alarm system for a cost of $3,901. The second and third components <br /> involved the existing drain plumbing and floor slabs in both bathrooms, which was in <br /> much worse condition than expected. When the existing surface tile was removed and <br /> the drains were inspected, it was determined that the plumbing and the concrete floors <br /> also needed to be removed and replaced at a total cost of $10,291. The fourth <br /> component involved HVAC diffusers outside of the remodel area that were not <br /> connected to the existing the duct work as shown on the as-built building plans. When <br /> the duct work was modified in accordance with the project plans, these diffusers needed <br /> to be reconnected to the new modified system. This was accomplished at a cost of <br /> $3,174. Change Order Two totaled $18,740. <br /> Page 3of5 <br />
