• Program 16.1: Develop a procedure to work with development applicants to
modify formula design to more closely relate to and reinforce the special
character of Pleasanton
On November 17, 2020, in accordance with the provisions of PMC Section 18.144.010
— City Council Review, the Council called up the Commission's action up for review.
Accordingly, the application is now before the City Council for review and action.
On December 8, 2020, the applicant submitted new plans to staff. The plans submitted
maintain the same site design (e.g., building location, parking, access, etc.) as those
reviewed by the Planning Commission. The changes proposed are as follows:
• Maintaining a manager's unit on-site
• Major design modifications to the office and new storage buildings.
• Minor landscape modifications
The item was scheduled for the December 1, 2020 City Council meeting but was
continued to this December 15 meeting.
DISCUSSION AND RECOMMENDATION
For a complete project description and staff analysis of the original application (i.e.
without the design and other changes noted above), please refer to the October 28,
2020, Planning Commission agenda report in Attachment 4 and the Commission's
minutes in Attachment 5. Topics addressed in the agenda report include land use,
amenities, employee density and traffic, site design, building design and massing, and
project operation.
As noted, the Commission's discussion and deliberations focused on the proposed
building design and massing, particularly for the three-story building, use of the orange
branding color, and the proposed amenities to be provided by the project.
Modifications to Project Since Planning Commission Approval
The modified plans, dated December 8, 2020, change the plans analyzed by the
Planning Commission in a few respects.
• Square-Footage. The office proposed is 900 square-feet (no change), the
proposed one-story storage building proposed is 9,282 square-feet (reduced
from 9,7000 square-feet), the three-story storage building proposed is 197,410
(no change), and a 857 square-foot manager's unit plus 317 square-foot garage
is now proposed. In the prior plans, the manager's unit was being removed and
converted to storage space. Seven existing one-story storage buildings would
remain on-site (totaling 40,838 square-feet). The project now has a total net
increase in 165,660 square-feet (156 square-feet less than the plans the
Planning Commission reviewed).
• Manager's Unit.
