EXHIBIT "B" <br /> <br />CONDITIONS OF APPROVAL <br />CITY COUNCIL <br />PCUP-63/PDR-243 <br /> <br />The development shall be scaled back from the project shown on the development plans, <br />Exhibit "A", dated "Received" May 9, 2003, June 2003 Supplemental Information binder <br />dated "Received" June 20, 2003, and Landscape Plan dated "Received" November 13, <br />2003, on file with the Planning Department. Specifically, the development shall consist <br />of the renovation of the existing water slides, the addition of no more than four new water <br />slides on the existing water slide hill, the grade-level activity features (wave pool, kiddy <br />pool/activity pool/"challenge" activity pool, lazy river, and corporate areas), associated <br />concession, retail, administration, changing room/lockers, security, and <br />storage/mechanical buildings, cabanaJlounge areas, maintenance yard, and associated <br />infrastructure. <br /> <br />The Planning Director may approve a reduction in the support infrastructure <br />(concession, changing room/lockers, cabanas, shade structures, hardscape area, <br />parking spaces, etc.) which the applicant can demonstrate will not be needed for the <br />scaled back project. Areas where originally proposed improvements will be <br />deleted shall be landscaped or otherwise treated in a manner consistent with their <br />intended use. Parking area deleted from the "overflow parking lot" may be left in <br />its undisturbed condition. Areas approved to be left undeveloped shall be <br />landscaped for erosion control at a minimum and maintained in a neat and weed <br />free manner. <br /> <br />Any proposal to add new slides or activities other than those described above shall <br />require a new conditional use permit/design review application and appropriate <br />California Environmental Quality Act (CEQA) review prior to review by the <br />Planning Commission. <br /> <br />Minor changes to the project, not including the addition of new slides or other <br />activities or significant relocation of the slides or activities within the site plan, may <br />be allowed, subject to the review and approval of the Planning Director if found to <br />be in substantial conformance to the approved exhibits. <br /> <br />The applicant shall comply with all mitigation measures listed in the "Initial Study and <br />Proposed Mitigated Negative Declaration for Shadow Cliffs Regional Recreation Area <br /> <br />PCUP-63/PDR-243 Conditions of Approval Page 1 <br /> <br /> <br />
