' r Pharmacy • y74,�� <br /> on ' Ple�asa ton ., onendg <br /> ,,.a ♦ MedicaOffice r <br /> /Legion .. , F ,0s+ ' 4 t <br /> "l' s Google ' <br /> PROJECT DESCRIPTION <br /> Proposed Project <br /> The proposed project would include development of a new campus for 10X Genomics, a <br /> biotechnology/life sciences company. 10X Genomics is headquartered in Pleasanton and <br /> operates existing facilities within the city at Stoneridge Corporate Plaza, and at the KoII Center. <br /> The new campus is intended to allow 10X Genomics to consolidate and expand these existing <br /> operations, with a multi-phased buildout over the next several years. <br /> The proposed project involves demolishing the existing approximately 163,500-square-foot <br /> existing retail center and constructing up to three new multi-story buildings that would house a <br /> mix of R&D, office and laboratory uses, totaling approximately 381,000 square feet, a parking <br /> structure, and related site improvements. The project is expected to develop over multiple <br /> phases, as seen in Exhibit B in detail and described further below. <br /> Phase I, which the applicant would seek to develop in the near term (one- to two-years) <br /> includes demolishing all of the existing commercial buildings comprising the existing retail <br /> center, and the construction of an approximately 100,000-square-foot, 38-foot-tall (54 feet with <br /> rooftop equipment screen) building (Building 1) at the northern portion of the subject site. <br /> Approximately 400 surface parking spaces would be provided for Building 1 (equivalent to four <br /> spaces per 1,000 sq. ft.). These parking spaces would utilize a portion of the existing retail <br /> PUD-139 and P20-0973, 10X Genomics, Inc.
