On May 27, 2015, the Planning Commission approved a CUP for the Pleasanton Academy of <br /> Music to operate a music school in the adjacent tenant space (Suite 118, which is a separate <br /> commercial condominium) and the use has been operating for the past five years without any <br /> reported issues. <br /> Alexander Lazarev, representing the Pleasanton Academy of Music, is requesting CUP <br /> approval to expand the existing music school into Suite 116. The existing music school in Suite <br /> 118 will remain and operate "as is," but while both schools would operationally be Pleasanton <br /> Academy of Music, the two suites will not be physically connected. As noted above, music <br /> schools are conditionally permitted at this location with the approval of a CUP. The CUP <br /> application is before the Planning Commission for consideration. <br /> SITE AND AREA DESCRIPTION <br /> The subject parcel is a flat and fully developed 1.31-acre parcel at the north end of Serpentine <br /> Lane within the Valley Business Park. There is an approximately 15,514-square-foot, single- <br /> story building constructed on the subject parcel that has been split into eight commercial <br /> condominiums under separate ownership. The subject condominium (Suite 116), which is <br /> currently vacant, comprises approximately 1 ,952 square feet. There are 60 shared parking <br /> spaces on the subject parcel. The subject parcel and building are accessible from two <br /> driveways off Serpentine Lane, including one near to the subject condominium. Figure 1 shows <br /> an aerial photograph of the subject parcel and building, and Figure 2 shows the existing site <br /> plan.
