PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2003-51 <br />RESOLUTION APPROVING THE APPLICATION OF NEW PLAN EXCEL <br />FOR PUD DESIGN REVIEW, AS FILED UNDER CASE <br />PUD-85-8-7D-1M <br />WHEREAS, New Plan Excel Realty Trust has applied for PUD design review approval <br />to demolish an approximately 18,000-square-foot portion of an existing <br />multi-tenant retail building and make fagade changes to the remaining <br />portion of the building located at 4555 Hacienda Drive in the Metro 580 <br />shopping center in the Hacienda Business Pazk; and <br />WHEREAS, the property is zoned PUD (Planned Unit Development) - <br />Industrial/Commercial/Office District; and <br />WHEREAS, at its duly noticed public hearing of November 12, 2003, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, an Environmental review for the proposed project was undertaken with the <br />Environmental Impact Report for the Hacienda Business Park certified by <br />the City Council on June 8, 1982; and <br />WHEREAS, there are no substantial changes to the project or to the circumstances <br />under which the project is undertaken that involve new significant <br />environmental effects or substantially increase the severity of previously <br />identified effects, and there is no new information of substantial <br />importance not known at the time the EIR was certified regarding the <br />project or its effects, mitigation measures, or alternatives; therefore, no <br />additional environmental documentation was prepared for this application; <br />and <br />WHEREAS, the Planning Commission determined that the proposed demolition would <br />allow for the future development of a new department store which would <br />provide an economic stimulus to this lazgely vacant center and that the <br />proposed changes to Building 2 in the Metro 580 shopping center would <br />be compatible with the azchitectural style of the existing center. <br />
