new construction or existing space that is converted. <br /> b. One junior accessory dwelling unit. <br /> 2. In the multifamily developments, both of the following are permitted: <br /> a. Non-habitable portions of the existing main structure are permitted to be <br /> converted to an accessory dwelling unit. A minimum of one such accessory <br /> dwelling unit is permitted. The maximum number of such accessory dwelling <br /> units shall not exceed 25 percent of the existing multifamily dwelling units <br /> located in the development project. A fraction of 0.5 or more is rounded up <br /> and a fraction that is less than 0.5 is disregarded. In development projects that <br /> have both single-family and multifamily housing types,25 percent shall apply <br /> only to the multifamily units,and for any single-family units that are within a <br /> multifamily development but are own their own parcel,they are subject to <br /> regulations applicable to accessory dwelling units for single-family <br /> developments. <br /> b. A maximum of two detached accessory dwelling units are permitted. The two <br /> accessory dwelling units may be attached to one another but must be detached <br /> from all existing structures. <br /> D. For purposes of this Section,"Minimum Accessory Dwelling Unit Standards"are: 800 square <br /> feet maximum in size, 16 feet maximum in height,and four-foot minimum setbacks from side <br /> and rear property lines. <br /> 1- E. The city will act on an application to create an accessory dwelling unit or junior <br /> accessory dwelling unit within 60 days from receiving a complete application if there is an existing <br /> single-family or multifamily dwelling on the lot. If the permit application to create an accessory <br /> dwelling unit or junior accessory dwelling unit is submitted with a permit application to create a <br /> new single-family dwelling,the city may delay acting on the permit application for the accessory <br /> dwelling unit or junior accessory dwelling unit until the city acts on the permit application to create <br /> the new single-family dwelling. In any case,and notwithstanding the requirements of Chapter <br /> 18.20,the application to create the new accessory dwelling units or junior accessory dwelling unit <br /> shall be considered without discretionary review or hearing. Plot plan (drawn to scale) showing the dimensions of the lot on which the accessory dwelling or <br /> junior accessory dwelling unit will be located;the location and dimensioned setbacks of all existing and <br /> proposed structures on the proposed site; any existing trees proposed to be removed; all easements; <br /> building envelopes; and parking for the project site. <br /> 2. Floor plans of the entire structure with each room dimensioned and the resulting floor area <br /> calculated. The use of each room shall be identified. <br /> 3.
