Resolution No. PC-2003-49 <br />Page 4 <br />Exhibit B <br />Conditions of Approval <br />Case PCUP-97 <br />Islamic Center of Pleasanton-Dublin <br />The location and operation of the proposed use shall conform substantially to <br />Exhibit A (the site plans, floor plans, and proposed narrative/usage table), dated <br />"Received" September 12, October 22, and November 3, 2003, on file with the <br />Planning Department, except as modified by these conditions. <br />2. If additional hours of operation, number of members attending or vehicles present <br />during the various activities, or activities beyond that proposed in the proposed <br />narrative/usage table, dated "Received" September 12, and November 3, 2003, on <br />file with the Planning Department, are desired, prior City review and approval is <br />required. Such modifications shall be submitted to the Planning Director, who <br />shall refer the matter to the Planning Commission if judged to be substantial. <br />3. If operation of this use results in conflicts pertaining to parking, interior or <br />exterior noise, traffic/circulation, or other factors, at the discretion on the Planning <br />Director, this conditional use permit may be submitted to the Planning <br />Commission for its subsequent review at a public hearing. If necessary, the <br />Commission may modify or add conditions of approval to mitigate such impacts, <br />or may revoke said conditional use permit. Possible mitigation measures can <br />include, but are not limited to: reducing the number of number of members and/or <br />general public attending activities, modifying the hours of operation, removing <br />the public address system, or other measures deemed necessary by the Planning <br />Commission. <br />4. Should lack of on-site parking become a problem at the subject site, as determined <br />by the Planning Director, the applicant and/or property owner shall restore some <br />or all of the eliminated parking stalls to accommodate tenant demand, including <br />the possible removal of the fenced storage area on the east side of the building, at <br />the direction of the Planning Director. The applicant is strongly encouraged to <br />re-stripe the parking lot to create more parking spaces as soon as possible. <br />The northern doors shall remain closed at all times except when used for <br />ingress/egress. <br />The applicant shall regularly inform congregation members and the public <br />attending the seminars and lectures during early morning/late night hours not to <br />loiter outside of the building and to be courteous and quiet when entering/leaving <br />the parking area. <br />
