A traffic report and/or traffic mitigation measures may be required if the <br />use of the project site changes, as determined by the Planning Director. <br />Landscaping <br />21. It is anticipated that some or all of the trees along the northern and eastern <br />sides of the project will need to be removed once the adjoining northern <br />and eastern areas are developed. No trees shall be removed without the <br />prior review and approval of the Planning Director. <br />22. Prior to the issuance of a building permit, the property owner or applicant <br />shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this <br />project, including the land between the property line and the sidewalk, wi-1 <br />be maintained at all times in a manner consistent with the approved <br />landscape plan (as conditioned) for this development. Said agreement shall <br />run with the land for the duration of the existence of the structures located <br />on the subject property. <br />23. All proposed and required landscaping shall be irrigated. The site irrigation <br />design shall utilize low-volume drip, bubbler, or other water conserving <br />irrigation systems to maximize water conservation to the greatest extent <br />possible. The irrigation systems shall include a soil moisture, rain sensor, <br />or other irrigation efficiency device. The proposed type of irrigation <br />efficiency device shall be shown on the plans submitted for the issuance of <br />building permits. <br />24. A final landscape plan and irrigation plan shall be submitted to and <br />approved by Planning Director as part of the building permit plan sets prior <br />to issuance of a building or on-site permit. Said landscape plan shall be <br />consistent with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantities. <br />and spacing. The landscaping and irrigation plans are subject to the review <br />and approval of the Planning Director. <br />25. All trees used in landscaping shall be a minimum of 15 gallons in size and <br />all shrubs a minimum of 5 gallons. <br />26. Six-inch vertical concrete curbs shall be installed between all paved parking <br />lot areas and landscaped areas, with the exception of the curb cut areas for <br />the bioswale. <br />
