Landscaping 21. It is anticipated that some or all of the trees along the northern and eastern sides of the project will need to be removed once the adjoining northern and eastern areas are developed. No trees shall be removed without the prior review and approval of the Planning Director. 22. Prior to the issuance of a building permit, the property owner or applicant shall enter into an agreement with the City, approved by the City Attorney, which guarantees that all landscaping and open space areas included in this project, including the land between the property line and the sidewalk, wi-1 be maintained at all times in a manner consistent with the approved landscape plan (as conditioned) for this development. Said agreement shall run with the land for the duration of the existence of the structures located on the subject property. 23. All proposed and required landscaping shall be irrigated. The site irrigation design shall utilize low-volume drip, bubbler, or other water conserving irrigation systems to maximize water conservation to the greatest extent possible. The irrigation systems shall include a soil moisture, rain sensor, or other irrigation efficiency device. The proposed type of irrigation efficiency device shall be shown on the plans submitted for the issuance of building permits. 24. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan sets prior to issuance of a building or on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities. and spacing. The landscaping and irrigation plans are subject to the review and approval of the Planning Director. 25. All trees used in landscaping shall be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons. 26. Six-inch vertical concrete curbs shall be installed between all paved parking lot areas and landscaped areas, with the exception of the curb cut areas for the bioswale.
