Resolution No. PC-2003-46 <br />Page 4 <br />8. The applicant shall soften the appearance of the carport, for example the applicant <br />could install a garage door to soften its appearance. The revisions to the carport <br />shall be subject to the review and approval of the Planning Director, prior to the <br />issuance of a building permit. <br />9. The western side and rear of the carport shall be open and shall be similar in <br />appearance to the front elevation. Prior to the issuance of a building permit, the <br />applicants shall revise the plans and show the western side and rear elevations of <br />the carport. <br />10. All site improvement and construction activities shall be limited to the hours of <br />8:00 a.m. to 5:00 p.m. Monday through Saturday. No construction shall be <br />allowed on Federal Holidays. All construction equipment must meet DMV noise <br />standards and shall be equipped with muffling devices. <br />11. All appropriate City permits shall be obtained prior to the construction of the <br />structures. <br />Landscaping <br />12. All landscaping shall be installed prior to the issuance of any final building permit <br />for any of the proposed accessory structures shown in Exhibit A of this Case, <br />Case PUD-82-16-15M. <br />13. Prior to the issuance of a building permit for any of the accessory structures <br />proposed in Exhibit A of this case, Case PUD-82-16-15M, the applicant shall <br />revise the landscaping plans to show the following: <br />a. Approximately 160 redwood trees or similar trees; and <br />b. Approximately 10 evergreen shrubs by the solar panels. <br />The final landscape plan and irrigation plan shall be submitted to the Planning <br />Director for review. Said landscape plan shall be consistent with the approved <br />landscape plan plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. The landscaping and irrigation <br />plans are subject to the review and approval of the Planning Director. The trees <br />shall be located so as to help screen the accessory structures in the rear yard when <br />viewed from Crellin Road and Gray Fox Circle. The shrubs shall be located so as <br />to help screen the solar panels when viewed from Crellin Road and Gray Fox <br />Circle. <br />14. All proposed and required landscaping shall be irrigated. The site irrigation <br />design shall utilize low-volume drip, bubbler, or other water conserving irrigation <br />systems to maximize water conservation to the greatest extent possible. The <br />irrigation systems shall include a soil moisture, rain sensor, or other irrigation <br />efficiency device. The proposed type of irrigation efficiency device shall be <br />shown on the final irrigation plan. <br />
