Resolution No. PC-2003-46 <br />Page 3 <br />Exhibit B <br />PUD-82-16-15M: Conditions of Approval <br />802 Gray Fox Circle <br />(October 22, 2003) <br />PLANNING <br />The structures shall conform substantially to the elevation drawings, site plan, and <br />grading plan Exhibit A, dated "Received August 13, 2003", on file with the <br />Planning Department, except as modified by the following conditions of approval. <br />Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director, if found to be in substantial conformance to the approved <br />exhibits. <br />2. Design review approval for the structures will lapse within one (1) year from the <br />date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion or an extension has been <br />approved by the City pursuant to section 18.20.070 of the Pleasanton Municipal <br />Code. <br />3. All conditions of approval for this case shall be written by the project <br />developer on all building permit plan check sets submitted for review and <br />approval. These conditions of approval shall be on, at all times, all grading and <br />construction plans kept on the project site. It is the responsibility of the building <br />developer to ensure that the project contractor is aware of, and abides by, all <br />conditions of approval. It is the responsibility of the building developer to ensure <br />that the project landscape contractor is aware of, and adheres to, the approved <br />landscape and irrigation plans. Prior approval from the Planning Department <br />must be received before any changes are constituted in site design, grading, <br />building design, building colors or materials, landscape material, etc. <br />4. Prior to the issuance of a building permit, the approved colors and materials for <br />the structures shall be indicated on the building permit plan set. Colors and <br />materials shall be consistent with the approved colors and materials. <br />5. The play structure shall be flat earth tone colors, such as tan, brown, and dark <br />green. Within three (3) months of the effective date of approval of this case, Case <br />PUD-82-16-15M, the applicant shall repaint the play structure to adhere to this <br />condition of approval. The colors are subject to the review and approval of the <br />Planning Director, prior to the repainting. <br />6. No portion of the solar panels shall be more than five feet off of the ground. <br />The pool shall be relocated approximately five to ten (5-10) feet to the north. The <br />pool equipment shall be relocated into the flat portion of the lot. The final <br />location of the pool and the pool equipment shall be subject to the review and <br />approval of the Planning Director. <br />
