19. As specified by the Vineyard Avenue Corridor Specific Plan, the project developer shall <br />provide an open space management plan for Parcels "C" and "D" as part of the Tentative <br />Subdivision Map application for review and approval by the Planning Commission. The <br />plans shall address agricultural operations and wildlife and vegetation preservation needs. <br />20. The project developer shall provide a bond to the City guaranteeing the installation of all <br />common open space and recreational improvements, private streets, street trees, and all <br />common infrastructure improvements shown on the approved development plan or oth- <br />erwise required as part of this development. The project developer shall provide an item- <br />ized cost estimate of said improvements, to be submitted with the bond, for the review <br />and approval the Planning Director prior to issuance of building permits. The bond shall <br />be returned to the project developer upon acceptance of said improvements by the Plan- <br />ning Director. <br />21. All windows facing the RMC/Lonestar plant shall be dual paned. This detail shall be <br />shown on the building permit plan set submitted to the Planning Director for review and <br />approval before issuance of a building permit. <br />22. The final configuration of the two streets within this project which will be extended to <br />serve the adjacent Berlogar, Chrisman, and Brozosky properties shall be subject to the <br />review and approval of the Planning Director with the review of the final map and subdi- <br />vision improvement plans. Slight modifications to the final configuration of the lots in <br />the Hahner subdivision adjoining these two streets may also be required to accommodate <br />any change in the final configuration of these streets. The intent of any changes to the <br />configuration of these streets is to facilitate a superior roadway alignment on, and grade <br />transition to, these three steeper sites: Berlogar, Chrisman, and Brozosky properties. <br />23. The preliminary design plans for the planned Old Vineyard Avenue public trail shall be <br />approved by the City Council before issuance of the first building permit for this project. <br />24. A statement disclosing the animal husbandry activities, including pig farming, of nearby <br />property owners in the Vineyard Specific plan area shall be prominently displayed in the <br />tract sales office for this development. <br />25. A statement disclosing the RMC/Lonestar facility has a noise source shall be prominently <br />displayed in the tract sales office for this development. <br />26. Parcel "B" shall be part of the maintenance association created for this development. The <br />responsibilities for the future owner of this parcel shall be determined in conjunction with <br />the tentative subdivision map subject to review and approval by the Planning Commis- <br />sion. <br />PUD-Ol-3M, PC Conditions Page 6 of 26 September 24, 2003 <br />
