Resolution No. PC-2003-42 <br />Page 2 <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of PUD-OI-3M, the application of Mardel, LLC <br />for a major modification to an approved PUD development plan to modify <br />the building designs, update the green building measures, and to allow <br />maintenance of common areas by a maintenance association fora 30-unit, <br />single-family residential development with one existing home and one <br />vineyard parcel located at 2287 Vineyard Avenue, subject to the <br />conditions shown in Exhibit "B," attached hereto and made part of this <br />case by reference. <br />Section 2. This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br />THIS RESOLUTION ADOPTED BY THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON ON THE 24TH DAY OF SEPTEMBER 2003 BY THE <br />FOLLOWING VOTE: <br />AYES: Commissioners Arkin, Maas, and Sullivan <br />NOES: None <br />ABSENT: Commissioner Kameny <br />ABSTAIN: Commissioner Roberts <br />ATTEST: <br />D wn G.
