28. The owner/operator of the vineyard shall notify the public school of any pesti- <br />cide/herbicide spraying 24-hours before the spraying begins. <br />29. No more than 75% of Lots 1 through 29 (twenty-two lots) shall be issued building per- <br />mits until the vineyard plantings with permanent irrigation facilities has been completed. <br />30. The owner/operator of the vineyard area to be cultivated on Parcel "A" and their consult- <br />ant shall implement the vineyazd management and pest management practices described <br />in the "Wente Vineyard Management Plan" that was approved for the Heinz PUD to the <br />satisfaction of the Planning Director. <br />Pleasanton WorkerBuyer Incentives: <br />31. When the project developer is ready to sell the first phase of residential units, the project <br />developer shall undertake a marketing campaign targeted at persons who work within the <br />City of Pleasanton. This campaign may include, but is not limited to: <br />a. working in conjunction with the Pleasanton Chamber of Commerce, Downtown <br />Association, and other business group(s) to disseminate information regarding the <br />availability of residential units; <br />b. contacting large employers (100+ employees) located within the City and working <br />with their Human Resources Department to provide information about the avail- <br />ability of the residential units; and, <br />c. holding for persons who work in the City of Pleasanton pre-sale open houses. <br />32. During the course of selling the residential units in each phase of the subject project, the <br />project developer may become aware that there a more qualified, potential buyers than <br />residential units available for sale. The surplus of buyers may be manifested in that the <br />number of persons who have signed interest cards, placed deposits on future units, or <br />have written names on waiting lists exceeds the number of units to be released for sale. <br />When such a "surplus of buyers" situation occurs, the developer shall grant preferences, <br />to the extent legally permitted, to those qualified, potential buyers who are employed <br />within the City of Pleasanton. Such preferences may include, but aze not limited to: <br />a. higher priority on waiting lists; and, <br />b. pre-release open houses. <br />Tentative/Final Subdivision Map Requirements: <br />33. The project developer shall submit an overall landscape plan for the interface azea located <br />between the Old Vineyazd Avenue right-of--way and the lots facing the right-of--way.
