The proposed conditional use will comply with each of the <br />applicable provisions of the Zoning Ordinance. <br />The PUD development plan conditionally permits the establishment of a <br />private instructional/tutorial business, and the proposed guitar studio is <br />considered a tutoring use. <br />WHEREAS, the Planning Commission determined that the proposed guitar studio can be <br />accommodated without creating adverse impacts on the adjacent businesses <br />and residential neighborhood. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PCUP-94, the application of Brett Alan Gregory for <br />conditional use permit approval to operate a guitar instruction business in an <br />existing building located at 4625 First Street, Suite 140, subject to the <br />conditions shown in Exhibit "B," attached hereto and made part of this case by <br />reference. <br />Section 2.
