PLANNING COMMISSION CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA RESOLUTION NO. PC-2003-38 RESOLUTION APPROVING THE APPLICATION OF JIM HAMRA FOR CONDITIONAL USE PERMIT APPROVAL, AS FILED UNDER CASE PCUP-93 WHEREAS, Jim Hamra has applied for conditional use permit approval to operate an indoor volleyball training facility within an existing building located at 440 Boulder Court; and WHEREAS, zoning for the property is I-G-40 (General Industrial) District; and WHEREAS, at its duly noticed public hearing of September 10, 2003, the Planning Commission considered all public testimony, relevant exhibits, and recommendations of the City staff concerning this application; and WHEREAS, projects of this nature are categorically exempt from the requirements of the California Environmental Quality Act (CEQA); and WHEREAS, the Planning Commission made the following findings: The proposed location of the conditional use is in accordance with the objectives of the zoning ordinance and the purpose of the district in which the site is located. The proposed facility is an indoor training facility and all activities associated with the use would be confined inside the building. The proposed operation would not interfere with surrounding businesses' ability to operate and would not generate any unusual demands on the existing pazking for this industrial area or the surrounding properties. The proposed location of the conditional use and the conditions under which it would be operated or maintained will not be detrimental to the public health, safety, or welfare, or materially injurious to the properties or improvements in the vicinity. The proposed indoor volleyball training facility is not open to the public and it is small in scale when compared to other recreation facilities in town. Its operation would be confined inside the building and its weekday practice contains a group of five people. The subject facility is approximately 820 feet from the nearest residential property. Adequate and safe ingress and egress into and out of the site, sufficient on-site parking, indoor practice, and the lack of competitions or exhibition games would make the proposed use suitable for the subject site.
