The project developer shall adjust the sprinkler heads to redirect the water away <br />from the monument sign while ensuring complete irrigation coverage of the <br />landscaping around the sign. All landscaping around the sign shall be restored <br />after installation of the sign and prior to final of the sign permit. <br />Building Permit Review: <br />33. The buildings covered by this approval shall be constructed to meet Title 24 state <br />energy requirements. <br />34. All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building and Safety Division will issue permits. <br />35. The project developer shall submit a building survey and/or record of survey and <br />a site development plan in accordance with the provisions of Chapter 18.68 of the <br />Municipal Code of the City of Pleasanton. These plans shall be approved by the <br />Chief of Building and Safety prior to the issuance of a building permit. The site <br />development plan shall include all required information to design and construct <br />site, grading, paving, drainage, and utilities. Specific items to be indicated on the <br />site development plan necessary to construct the improvements are to be in <br />accordance with the City of Pleasanton Private Development Design Guidelines <br />adopted April 15, 1986. <br />36. A sanitary sewer-sampling manhole shall be provided on each of the sanitary <br />sewer lateral from each building, unless otherwise waived by the Chief of <br />Building and Safety. <br />37. All retaining walls higher than four-feet from the top of the wall to the bottom of <br />the footway shall be constructed of reinforced concrete or shall be an approved <br />crib wall type. Calculations signed by a registered civil engineer shall accompany <br />the wall plans. <br />38. The project developer shall submit two copies of the site soils report to the Chief <br />Building and Safety Official. When deemed necessary by the Chief Building and <br />Safety Official, a third party peer review of the soil report shall be completed. <br />The City will select all third party peer reviewers. All third party peer reviews <br />shall be paid for by the project developer at the time specified by the Chief <br />Building and Safety Official. <br />39. The soils engineer shall certify the pad compactions of all lots containing fill to <br />the satisfaction of the Chief of Building and Safety prior to the issuance of <br />building permits. <br />
