BACKGROUND <br /> On April 23, 2014, the Planning Commission recommended City Council approve PUD <br /> mod-85-02-02D-06M, a Planned Unit Development (PUD) application by Hendrick <br /> Automotive Group to demolish four buildings and to construct an 83,300 square-foot <br /> automobile showroom and automotive repair facility per the conditions of approval on an <br /> approximately 4.5-acre site located at 4335-4345 Rosewood Drive. On June 23, 2014, <br /> City Council approved PUD-85-02-02D-06M and adopted Ordinance No. 2099. <br /> DISCUSSION <br /> The following public improvements were conditioned to be completed with this project: <br /> • Extension of the northbound left-turn lane at the intersection of Santa Rita Road <br /> at Rosewood Drive, and restoration of the median landscaping and irrigation <br /> system. <br /> • Adjustment to the existing sanitary sewer system within a public service <br /> easement on the subject property. <br /> • Installation of a water lateral for fire service, domestic water supply and irrigation <br /> water supply with double detector check valves and a reduced-pressure backflow <br /> prevention device. All laterals up to the backflow prevention devices are public. <br /> The following private improvements were conditioned to be installed with this project <br /> and maintained in perpetuity by the property owner: <br /> • Stormwater treatment facilities — 7 bioretention areas <br /> • Trash capture devices— 2 trash capture devices: <br /> Device 1 is in the southern access drive. <br /> Device 2 is located south of the new building <br /> Both public and private improvements have been inspected are complete to the <br /> satisfaction of the City Engineer.
