<br /> As noted, the only action before the City Council is to consider whether the condition of
<br /> approval prohibiting a drive-through should be eliminated. Although a specific project,
<br /> the Taco Bell drive-through restaurant, is not under consideration at this time, staff has
<br /> outlined the details of the site plan and building design included by the applicant as part
<br /> of their request, and provides initial analysis of the restaurant project in the analysis
<br /> section of this agenda report. Depending on the outcome of the City Council's
<br /> consideration of this Major Modification, a project similar to that described may come
<br /> forward to the Planning Commission as part of a separate future CUP and DR
<br /> application.
<br /> If approved, the proposed Taco Bell would demolish all existing site improvements
<br /> including removal of the approximately 1,737-square-foot, single-story, vacant oil
<br /> changing facility, all paved parking spaces, landscaping and three existing trees within
<br /> the interior of "Pad B." "Pad B" would be redeveloped with an approximately 1,649-
<br /> square-foot drive-through restaurant and related site improvements (see Figures 2 and
<br /> 3).
