Section S.0 Miscellaneous: <br />8.1 Air Conditioning Equipment, Etc.: <br />Air conditioning equipment, water softeners, trash containers, and other such <br />equipment shall be screened from view of the adjacent properties and street rights- <br />of-way and shall be located or sound attenuated so as not to disturb the occupants <br />of adjacent properties. <br />8.2 Photovoltaic Panels: <br />The following measures shall be implemented with the construction of the struc- <br />tures on these lots for the future installation of roof-mounted photo-voltaic sys- <br />tems: <br />• Electrical conduit and cable shall be installed from the roof/attic areas to the <br />buildings' main electrical panels. <br />• Roof trusses shall be engineered to handle an additional load of five pounds <br />per square foot beyond that of the anticipated for roofing. <br />• An area shall be provided near the electrical panel for the "inverter" required to <br />convert the direct current output from the photovoltaic panels to alternating <br />current. <br />• A bi-directional electrical meter shall be installed. <br />These measures shall be shown on the building permit plan set submitted to the <br />Planning Director for review and approval before issuance of the first building <br />permit. The project developer shall provide to the future homebuyers the neces- <br />sary information delineating the means by which photovoltaic panels can be ap- <br />plied to the roofs of the structures covered by this approval. This information <br />shall be submitted to the Director of Planning for review and approval prior to oc- <br />cupancy of the first unit. <br />• Trellis-covered arbors and/or porches up to a height of 15 feet supporting <br />photovoltaic panels shall be exempt from the City's Administrative Design <br />Review procedures. Design review at the Planning staff level and build- <br />ing/electrical permits would still be required. <br />8.3 Green Building Measures: <br />The building developer of these lots is encouraged to utilize "Green Building" <br />practices in constructing the new homes on this site. The project developer shall <br />use their best efforts to implement the measures identified in the Alameda County <br />Waste Management Authority's New Home Construction Green Building Guide- <br />lines in the design, construction, and operation of the proposed homes.
