3.4 Building Fagade Treatments: <br />• Visually interesting and articulated designs as opposed to flat and unadorned <br />treatments are required on each fagade. Design features should be utilized to <br />lessen the impact of two-story fapades. <br />• The building design on all elevations should be coordinated with regard to <br />color, texture, materials, finishes, and architectural form and detailing to <br />achieve design harmony and continuity. <br />• Fiat two-story wall elevations are discouraged. Side and rear elevations will be <br />judged just as critically as the street elevations during the design review proc- <br />ess. The degree of design detailing, variation, and finish shown on the front <br />elevation shall be carried through to the side and rear building elevations. <br />• All door and window openings should be properly trimmed. Trim should be <br />compatible with the architectural style of the structure. <br />• Avoid overmixing the number and variety of materials and window types used <br />on the structure. <br />3.5 Roof Design: <br />• Roof shape, color, and texture shall harmonize with the color and architectural <br />treatment of the structure's exterior walls. Avoid overmixing hip-style roofs, <br />gable-style roofs, and shed-style roofs, and changes in roof pitches when de- <br />signing the structure's roof lines. <br />• Limited flat roofs are allowed where appropriate to an acceptable architectural <br />form. <br />3.6 Garage Doors: <br />Minimize the visual impact of garage doors on the front building elevation by pro- <br />viding side-entry or angled-entry garages, by placing the garage door behind the living <br />area wall plane, by locating the garage as detached or breezeway-connected detached ga- <br />rage behind the home, or by integrating the garage door design with a courtyard, entry <br />portal, etc. The garage doors on Parcel Two shall not be visible to Dennis Drive or <br />Picard Avenue. <br />Section 4.0 Materials/Colors: <br />In an effort to maintain a continuity of identity, high quality, and high material integrity, <br />the following materials and/or colors are encouraged and discouraged. <br />PUD-27, Design Guidelines Page 3 of 8 per Planning Commission: June 25, 2003 <br />
