Resolution No. PC-2003-21 <br />Page 5 <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />CA5E PUD-22 <br />Planning <br />The proposed development shall conform substantially to the development plan and <br />design guidelines/development standards Exhibit A, dated "Received May 6, 2003", <br />on file with the Planning Department, except as modified by these conditions. <br />Minor changes to the plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance with the approved exhibits. <br />2. The development plan shall be of no further validity and the project developer shall <br />be required to submit the same or new development plan for City approval prior to <br />development of the site in the event that the project developer fails to record a final <br />map within two (2) years of PUD approval. <br />3. Prior to recordation of the parcel map, the developer shall pay all required fees <br />applicable to this property contained in the North Sycamore Specific Plan Finance <br />Plan. <br />4. Prior to building permit issuance, the homebuilder shall show evidence of payment <br />of the Pleasanton Unified School District school impact fee that is in existence at <br />the time of issuance of a building permit. <br />5. Unless otherwise required, the developer shall pay the in-lieu park dedication fees <br />prior to recordation of the final map. <br />6. Unless otherwise approved by the Planning Director, the new lots shall become part <br />of the North Sycamore Specific Plan Maintenance Association or the Sycamore <br />Heights Property Owners Association, and the property owners shall pay their pro- <br />rata shaze of maintenance cost for the shazed improvements. The Planning Director <br />shall have the discretion of determining which association is applicable. <br />In the event that the adjacent Sycamore Heights project is not under construction <br />prior to recordation of the final map for the project, the developer shall be required <br />to demonstrate to the Planning Director and the City Engineer how Sunset Creek <br />Lane improvements, utilities, street landscaping would be provided for by this <br />project. In the event that these issues cannot be addressed to the Planning <br />Director's and the City Engineer's satisfaction, this development plan approval <br />would be void and an application for a new PUD development plan would need to <br />be submitted. <br />8. The uses of each of the lots shall be limited to those of the R-1 zoning district. <br />
