In addition, the proposed street would provide for the necessary emergency vehicle access. The plan conforms to the purposes of the PUD District: The development of the existing PUD zoning designations for the North Sycamore area recognized that the PUD zoning district was needed in order to develop a comprehensive plan to facilitate the development in a reasonable and orderly manner. The proposed PUD plan sets forth the parameters for the future development in a manner consistent with the North Sycamore Specific Plan (NSSP), and the proposed project will substantially conform to the requirements of the NSSP. WHEREAS, the Planning Commission determined that the project would further key goals in the North Sycamore Specific Plan of preserving the character of the surrounding residential developments in the plan area and ensuring compatibility with land uses adjacent to the plan area. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Recommends approval of Case PUD-22, the application of Keith and Jean Kass for PUD development plan approval to subdivide an approximately 4.49-acre site into five single-family residential lots located at 966 Sycamore Road, subject to the conditions shown in Exhibit "B," attached hereto and made part of this case by reference. Section 2. This resolution shall become effective immediately upon its passage and adoption.
