Adequate public safety measures have been incorporated into the <br />design of the plan. <br />Necessary public safety measures have been incorporated into the design <br />of the plan. This includes requiring the developer to contribute to the <br />area-wide infrastructure. In addition, the proposed street would provide <br />for the necessary emergency vehicle access. <br />The plan conforms to the purposes of the PUD District: <br />The development of the existing PUD zoning designations for the North <br />Sycamore area recognized that the PUD zoning district was needed in <br />order to develop a comprehensive plan to facilitate the development in a <br />reasonable and orderly manner. The proposed PUD plan sets forth the <br />parameters for the future development in a manner consistent with the <br />North Sycamore Specific Plan (NSSP), and the proposed project will <br />substantially conform to the requirements of the NSSP. <br />WHEREAS, the Planning Commission determined that the project would further key <br />goals in the North Sycamore Specific Plan of preserving the character of <br />the surrounding residential developments in the plan area and ensuring <br />compatibility with land uses adjacent to the plan area. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-22, the application of Keith and Jean <br />Kass for PUD development plan approval to subdivide an approximately <br />4.49-acre site into five single-family residential lots located at 966 <br />Sycamore Road, subject to the conditions shown in Exhibit "B," attached <br />hereto and made part of this case by reference. <br />Section 2. This resolution shall become effective immediately upon its passage and <br />adoption. <br />
