Resolution No. PC-2003-21 <br />Page 10 <br />shall be subject to the review and approval of the City Engineer and/or the Director <br />of Building Inspection prior to the issuance of any building permits. <br />44. The applicant shall grant an easement to the City over those parcels needed for <br />public service easements (P.S.E.) and which aze approved by the City Engineer or <br />other easements that may be designated by the City Engineer. <br />45. The improvement plan for the project shall specify the installation of a <br />"stormceptor" stormwater filtration system or a City Engineer approved equal to <br />pretreat the stormwater before it leaves the site. A maintenance agreement or other <br />written an•angement to guarantee the maintenance of this system shall be submitted <br />to the City Attorney and the Planning Director for review and approval prior to <br />recordation of the final map. A deed disclosure and a separately recorded covenant <br />subject to review and approval by the City Attorney and the Planning Director shall <br />be recorded informing all homeowners of the maintenance responsibilities. <br />46. The design for the line, grade, and structural sections for the driveway serving this <br />development shall be subject to final review and approval by the City Engineer. <br />47. Any existing wells on lots 1 though 4 shall be removed or sealed, filled and <br />abandoned pursuant to Alameda County Ord. 73-68, prior to the start of grading <br />operations unless Zone 7 retains specific wells for observation wells, or special <br />approval is obtained from the City Engineer for temporary use of an existing well <br />for construction water or for irrigation purposes. Any wells designated for <br />abandonment or any wells, encountered during construction, are to be destroyed in <br />accordance with a permit obtained from Zone 7. Any existing well on lot 5 that is <br />kept for imgation purposes shall be disconnected from the City's water system and <br />fitted with backflow devices to the satisfaction of the City Engineer. <br />48. All existing septic tanks or holding tanks shall be removed or seated, filled, and <br />abandoned, pursuant to the requirements of the Alameda County Department of <br />Health Services. <br />49. The applicant shall include erosion control measures on the final grading plan, <br />subject to the approval of the City Engineer. The applicant is responsible for <br />ensuring that the contractor is aware of such measures. All cut and fill slopes shall <br />be revegetated and stabilized as soon as possible after completion of grading, in no <br />case later than October 15. No grading shall occur between October 15 and April <br />15 unless approved erosion control measures are in place, subject to the approval of <br />the Building Department. Such measures shall be maintained until such time as <br />permanent landscaping is in place. <br />50. The developer shall submit a dust control plan or procedure as part of the <br />improvement plans. Such plan shall be subject to the approval of the City Engineer <br />and shall specifically address dust reduction to neighboring properties. <br />
