Resolution No. PC-2003-11 <br />Page 3 <br />EXHIBIT `B" <br />CONDITIONS OF APPROVAL <br />Case PCUP-77 <br />Bendall Metal Products <br />1048 Serpentine Lane, Suite #310 <br />1. The proposed use and its operation shall substantially conform to the plans and <br />narrative, Exhibit A, dated "Received February 13, 2003", on file with the <br />Planning Department, except as modified by the following conditions. Minor <br />alterations may be approved by the Planning Director if found to be in substantial <br />conformance with this approval. <br />If any element of the proposed use results in conflicts in regard to parking, <br />circulation, noise, traffic, loitering, or other impacts, at the discretion of the <br />Planning Director, this use permit may be submitted to the Planning Commission <br />for subsequent review at a public hearing. If necessary, the Planning Commission <br />may modify or add conditions of approval to mitigate such impacts, or may <br />revoke said use permit. <br />3. In the event that future noise problems occur, the applicant shall work with the <br />building manager/owner and affected tenants to resolve the noise issue; changes <br />to the operation or tenant space which are agreed to by these parties may be <br />approved by the Planning Director. If necessary, the Planning Director may refer <br />the matter to the Planning Commission to reevaluate the subject use permit and <br />add conditions necessary to resolve such issues. <br />4. The hours of operation of the said use shall be from 6:00 a.m. to 11:00 p.m. every <br />day, except that the applicant may not use the air compressor or metal shearer, or <br />other equipment which produces noise at similar levels, during approved <br />theatrical performances at the Pleasanton Playhouse, 1048 Serpentine Lane, suite <br />#309. <br />5. Trucks of all sizes making pickups and deliveries shall be allowed to service the <br />subject property only between the hours of 7:30 a.m. and 5:30 p.m. All loading <br />and unloading for the proposed use shall occur either within or in front of 1048 <br />Serpentine Lane, Suite #310. <br />6. There shall be no outdoor storage. <br />7. The applicant shall maintain the area surrounding the tenant space in a clean and <br />orderly manner at all times. <br />8. If signing for the business is desired, a sign application shall be submitted to the <br />Planning Director for consideration under separate application. Any signs shall <br />be consistent with the PUD sign requirements and sign guidelines for Valley <br />Business Park. <br />
