Exhibit "B", PUD-Ol-1D -Fire Station No. Four <br />Conditions of Approval per Planning Commission <br />March 12, 2003 <br />General Conditions: <br />1. The construction and operation of the fire station and public amenity area covered by this <br />approval shall substantially conform to the development plans including the colored <br />building elevation, Exhibit "A", dated "Received March 7, 2003" on file with the Plan- <br />ning Department, except as modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br />2. All conditions of Case PUD-02 shall remain in full force and effect. <br />3. The project developer shall obtain a building permit from the Building and Safety Divi- <br />sion and any other applicable City permits for the project prior to the commencement of <br />any construction. <br />4. The project developer shall submit a final lighting plan for the building and the site for <br />the review and approval of the Planning Director prior to issuance of building permits. <br />Lighting shall be directed away from adjacent residences. <br />5. The project developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be those in <br />effect at the time the building permit is issued. <br />6. This design review approval will lapse and shall be void within one year following the <br />effective date of the project approval, unless a building permit is issued and construction <br />has commenced and is diligently pursued toward completion or an extension has been <br />approved by the City. <br />7. Prior to issuance of a building permit, the project developer shall pay the required com- <br />mercial development school impact fee as prescribed by state law and as adopted by the <br />Pleasanton Unified School District. <br />8. Prior issuance of a building permit, the project developer shall pay the applicable Zone 7 <br />and City connection fees and water meter cost for any water meters, including irrigation <br />meters. Additionally, the project developer shall pay any applicable Dublin San Ramon <br />Services District (DSRSD) sewer permit fee. <br />PUD-01-/D, Conditions of Approval March 12, 2003 <br />per Planning Commission page I of 12 <br />
