6. The design review approval shall lapse one year from the effective date of approval unless a <br />building permit is issued and construction has commenced and is diligently pursued toward <br />completion, or unless an extension has been approved by the City. <br />7. The final colors and materials of the addition shall be submitted for review and approval by <br />the Planning Director prior installation. <br />All site improvements, construction activities, and deliveries shall be limited to the hours of <br />8:00 a.m. to 5:00 p.m., Monday through Friday, and 10:00 a.m. to 5:00 p.m. on Saturdays <br />for exterior work. Work associated with interior construction shall be from 8:00 a.m. to <br />5:00 p.m. on Saturdays once the shell of the addition (i.e., walls, windows, doors, and roof) <br />is completed and all doors and windows shall remain closed during construction. No <br />construction shall be allowed on Federal Holidays. All construction equipment must meet <br />the applicable DMV noise standards and shall be equipped with muffling devices. <br />9. Final inspection by the Planning Department is required prior to occupancy. <br />10. The applicant shall pay any and all fees to which the project may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at the <br />time the building permit is issued. <br />11. The plan check materials will be accepted only after the completion of the design review <br />procedures' 15-day appeal period (I 5 days from the date of the approval letter), unless the <br />applicant submits a signed statement acknowledging that the plan check fees may be <br />forfeited in the event that the approval is overturned or the design is significantly changed <br />as the result of an appeal. In no case will a building permit be issued prior to the expiration <br />of the 15-day appeal period <br />12. All building and/or structural plans shall comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br />13. The height of the structure shall be surveyed and verified as being in conformance to the <br />approved building height as shown on Exhibit "A" or as otherwise conditioned. Said <br />verification is the project developer's responsibility, shall be performed by a licensed land <br />surveyor or civil engineer, and shall be completed and provided to the Planning Department <br />before the first framing or structural inspection by the Building Department. <br />14. The total height of the structure shall not exceed 24 ft. 6 in., including the roof tiles. <br />Page - 2 <br />
