EXHIBIT °~B" <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br />CASE: PADR-682 <br />The addition shall substantially conform to the site plan, floor plans, elevations, and related <br />materials, Exhibit "A", dated "Received" January 22, 2003, on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the plans <br />may be allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br />2. The area of the existing house and the total area of the house plus the proposed addition <br />shall be revised on the plans submitted for issuance of building permit to indicate 1,956 sq. <br />ft. and 3,832 sq. ft., respectively. <br />The following changes shall be made to the plans: <br />a. The applicant shall reduce the roof pitch to not exceed a 3:12 roofpitch. The turret- <br />style roof over the proposed staircase may have a steeper pitch provided its ridge height <br />doesn't exceed the height of the main roof ridge. <br />b. The north and south ends of the main roof ridge shall be hipped with a maximum 3:12 <br />pitch. <br />c. The two master bedroom windows on the southern side elevation shall be installed with <br />view-obscuring glass (frosted, etched, stained glass, etc.). If necessary to meet Building <br />Code lighting requirements, the front (western) master bedroom window may be <br />enlarged or a second window may be installed in the front (western) master bedroom <br />wall. <br />The design of said modifications shall be shown on the plans submitted for issuance of <br />building permits and shall be subject to the review and approval by the Planning Director <br />prior to issuance of building permits for the project. <br />4. A sample of the view-obscuring window glazing shall be submitted for review and approval <br />by the Planning Director prior to issuance of building permits. <br />5. The applicant shall obtain all building and other applicable City permits for the project prior <br />to commencement of construction. <br />Page - 1 <br />
