Ordinance No. 2203 <br /> Page 15 <br /> to be removed and replaced, and new impervious area to be created for this <br /> project with the first submittal of plan review. (Project Specific Condition) <br /> 40. The applicant shall submit a demolition plan depicting all buildings/structures to <br /> be demolished and/or to remain clearly marked, existing domestic and irrigation <br /> water meters with reduced pressure backflow device, existing fire service and <br /> location of the double check detector check, and all trees to be removed or <br /> protected with tree numbers. (Project Specific Condition) <br /> 41. The applicant shall revise Sheet Civil-2, Preliminary Utility Plan, to include the <br /> proposed fire service in compliance with the City of Pleasanton Standard <br /> Drawing 708 and shall be subject to the review and approval of the Fire Marshal. <br /> (Project Specific Condition) <br /> 42. The applicant shall revise Sheet Civil-2, Preliminary Utility and Storm Drain Plan, <br /> to depict the locations, sizes, serial numbers and GPM ratings of the existing and <br /> proposed water meters and locations of the proposed backflow devices. The <br /> proposed water meters shall be sized based on the domestic water demand <br /> shown on the plumbing plans and the irrigation water demand shown on the <br /> irrigation plans. (Project Specific Condition) <br /> 43. The applicant shall obtain, grant, and record private access, drainage, and utility <br /> easements across the project for the benefit of the project site (6455 Owens Dr., <br /> APN: 941-1315-2-2), the hotel site (5535 Johnson Dr., APN: 941-1315-4), and <br /> the furniture store (5525 Johnson Dr., APN: 941-1315-3) as determined by, <br /> subject to the review and approval by, and at a time determined by the Director <br /> of Engineering/City Engineer. (Project Specific Condition) <br /> 44. The applicant shall reconstruct curb, gutter and sidewalk along the Johnson <br /> Court frontage and any additional deficient sidewalk as determined by the <br /> Director of Engineering/City Engineer prior to issuance of the certificate of <br /> occupancy. (Project Specific Condition) <br /> 45. The applicant shall abandon all utility pipes and laterals in compliance with the <br /> City of Pleasanton Standard Specification and Details dated November 2016. <br /> (Project Specific Condition) <br /> 46. The planting within the bioretention areas shall be designed and constructed in <br /> compliance with Appendix B, Plant List and Planting Guidance for Landscape- <br /> Based Stormwater Measures in the Alameda County Cleanwater Program's C.3 <br /> Stormwater Technical Guidance dated May 2, 2016 and as required by the City <br /> Landscape Architect. (Project Specific Condition) <br /> 47. The driveways shall be designed and constructed in compliance with current <br /> ADA requirements. (Project Specific Condition) <br />
