Resolution No. PC-2003-01 <br />Page 5 <br />Exhibit "B" <br />Conditions of Approval for PUD-Ol-1M <br />January 8, 2003 <br />General Conditions: <br />The development covered by this approval shall be constructed substantially as shown on the <br />development plans, Exhibit "A", dated "Received December 19, 2002" on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br />2. All conditions and requirements of the Vineyazd Avenue Corridor Specific Plan as related to this <br />property and the adopted mitigation measures of the Final Environmental Impact Report shall be <br />applicable to this PUD development plan. <br />3. Any change proposed on the lots of this development plan including, but not limited to, building <br />designs and siting, grading, etc., shall require a major modification of the PUD development <br />plan. <br />4. The lots covered by this development plan approval shall be subject to the following uses and <br />site development standards: <br />a. Permitted Uses: <br />• Single-family detached housing; <br />• Household pets; <br />• Accessory structures and uses including but not limited to a private garage, living <br />area without a kitchen, enclosed storage, and recreation room; <br />• Small family day care home, defined as eight or fewer children not including <br />children of the day-caze owner/operator. <br />b. Conditional Uses: <br />• Nursing home for not more than six patients; <br />• Home occupation conducted in accordance with Chapter 18.104, Home <br />Occupations, of the Pleasanton Municipal Code; <br />• Large family day care home defined as greater than eight children not including <br />children of the day care owner/operator; and, <br />• Second unit. <br />c. Development Standards for Primary Structures and Additions to Primary Structures: <br />• Front Yard Building Setback - 25-feet; <br />• Side Yard Building Setback - 10-feet; <br />• Rear Yard Building Setback - 20-feet; and, <br />PUD-0I-IM, Conditions of Approval Page 5 of 19 January 8, 2003 <br />
