<br />Resolution No. PC-98-53 <br />Page 2 <br /> <br />Conditions of approval addressing noise and parking would ensure that the <br />proposed use would be compatible with the surrounding uses. The use meets Code <br />standards for the provision of off-street parking, and site visits have verified the <br />availability of parking spaces. Assuming that many of the students would be <br />dropped off, the proposed staggered time schedule for the two classrooms would <br />reduce the parking demand. As conditioned, all doors must be closed while class <br />is in session. Except for a new sign, no changes would be made to the exterior of <br />the structure, and no part of the use would be conducted outdoors. <br /> <br />C. The proposed conditional use will comply with each of the applicable <br />provisions of the zoning ordinance. <br /> <br />The site's CoN zoning permits the establishment of music and dance studios. The <br />proposed studio complies with all relevant sections of the Zoning Ordinance. <br />Granting a conditional use permit to the dance studio is consistent with the City's <br />ability to regulated zoning as listed in Municipal Code Section 18. 124 <br />"Conditional Uses". <br /> <br />WHEREAS, the Planning Commission determined that the proposed use will be compatible <br />with surrounding uses. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOL VES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case UP-98-30, the application of Keith Banks d.b.a. Studio 10 Dance <br />for a conditional use permit to establish a ballet, tap, and specialty dance studio <br />located at 5424 Sunol Boulevard, Suite 6, subject to the conditions shown in <br />Exhibit "B," attached hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
