The use meets Code standards for the provision of off-street parking, and site visits have verified the availability of parking spaces. Assuming that many of the students would be dropped off, the proposed staggered time schedule for the two classrooms would reduce the parking demand. As conditioned, all doors must be closed while class is in session. Except for a new sign, no changes would be made to the exterior of the structure, and no part of the use would be conducted outdoors. C. The proposed conditional use will comply with each of the applicable provisions of the zoning ordinance. The site's CoN zoning permits the establishment of music and dance studios. The proposed studio complies with all relevant sections of the Zoning Ordinance. Granting a conditional use permit to the dance studio is consistent with the City's ability to regulated zoning as listed in Municipal Code Section 18. 124 "Conditional Uses". WHEREAS, the Planning Commission determined that the proposed use will be compatible with surrounding uses. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOL VES THE FOLLOWING: Section 1. Approves Case UP-98-30, the application of Keith Banks d.b.a. Studio 10 Dance for a conditional use permit to establish a ballet, tap, and specialty dance studio located at 5424 Sunol Boulevard, Suite 6, subject to the conditions shown in Exhibit "B," attached hereto and made part of this case by reference. Section 2. This resolution shall become effective 15 days after its passage and adoption unless appealed prior to that time.
