The proposed location of the conditional use and the conditions under which it would be operated or maintained will not be detrimental to the public health, safety, or welfare, or materially injurious to the properties or improvements in the vicinity. As conditioned, it is not anticipated that the volume and numbers of vehicles associated with this use would create a potentially adverse impact. However, a condition of approval has been included that should the use result in any unanticipated parking problems additional conditions could be imposed, or the use permit could be suspended or revoked to address the issue. 3. The proposed conditional use will comply with each of the applicable provisions of the Zoning Ordinance. The proposed use will comply with all provisions and requirements of the City's Zoning Ordinance. WHEREAS, the Planning Commission determined that the proposed conditional use will be compatible with the surrounding uses and properties. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVESTHEFOLLO~NG: Section 1. Section 2. Approves Case PCUP-I, the application of Byron & Brenda Dronkers and Paul & Fiona Smith for a conditional use permit to operate a children's activity center within an existing industrial building located at 1056 Serpentine Lane (Valley Business Park), subject to the conditions shown in Exhibit "B," attached hereto and made part of this case by reference. This resolution shall become effective I 5 days after its passage and adoption unless appealed prior to that time.
