This <br /> increase would be mitigated through the required installation of a stormwater <br /> bioretention area on each lot that would manage, slow down, and treat <br /> runoff before it enters the storm drain system. As a result, the project would not <br /> substantially increase the rate or amount of surface runoff in a manner which <br /> would result in flooding on- or off-site. Therefore, the potential impact would <br /> be less than significant. <br /> g,i) The Federal Emergency Management Agency (FEMA) National Flood Hazard <br /> Layer FIRMette map indicates the project site is not located in a 100-year flood <br /> zone. LAND USE PLANNING <br /> ENVIRONMENTAL SETTING <br /> The project site is currently occupied by an existing single-family residence. Access <br /> to and from the project is directly from Sycamore Road. <br /> STANDARDS OF SIGNIFICANCE <br /> For purposes of this environmental document, an impact is considered significant if <br /> the proposed project would: <br /> • Substantially alter an approved land use plan that would result in physical <br /> change to the environment. <br /> 32 <br />e required to have its <br /> own bioretention area to treat. manage, and slow down runoff before it <br /> enters the storm drain system.
