<br />nd the pick-up window. An outdoor dining area is proposed on the west side of
<br /> the restaurant, adjacent to the main arterial drive aisle for the shopping center. 21 on-site
<br /> parking spaces would be provided, 17 of which would be located on the south side of the
<br /> restaurant and four (parallel orientation) on the north side of the restaurant.
<br /> All parking spaces would be accessible from standard, double- or single-loaded approximately
<br /> 25-foot-wide drive aisles. A new trash enclosure would be located at the northeast corner of
<br /> the building, approximately 75 feet from Rosewood Drive. Access to "Pad B" would be via any
<br /> of the four existing shopping center driveways described above; however, it is anticipated most
<br /> vehicles would use the driveway immediately adjacent to the south side of "Pad B." Landscape
<br /> areas would be provided along the perimeters, in the front and rear of the restaurant and within
<br /> the proposed parking areas of "Pad B." Figures 2 and 3 show the proposed site plan within the
<br /> context of the Rose Pavilion Shopping Center Phase III and the enlarged site plan.

<br />sideration at this time, staff has outlined the details of the site plan
<br /> and building design included by the applicant as part of their request, and provides initial
<br /> analysis of the project in the analysis section following. Depending on the outcome of the
<br /> Planning Commission and City Council's decision on the amendment, a project similar to that
<br /> described may come forward as a separate application.
