BACKGROUND <br /> On April 23, 2014, the Planning Commission recommended City Council approval of <br /> PUD-104 and PUD-81-22-14M, a Planned Unit Development (PUD) application by <br /> Workday to construct a six-story, approximately 430,000 square-foot office building, and <br /> related site improvements located on an approximately 6.9-acre site at 6110 Stoneridge <br /> Mall Road; and to construct a parking garage, surface parking modifications, and <br /> related improvements and to eliminate the public's use of the private landscaped area <br /> between the existing office buildings. <br /> On June 3, 2014, City Council adopted Ordinance No. 2100 approving PUD-104 and <br /> PUD-81-22-14M. <br /> On June 7, 2016, Council approved adopted Ordinance No. 2146 approving <br /> modifications to PUD-104-1M and PUD-81-22-15M, a Planned Unit Development <br /> application by Workday to construct a six-story, approximately 410,000 square-foot <br /> office building, parking garage and related site improvements located at 6110 and 6120 <br /> — 6160 Stoneridge Mall Road. <br /> Workday constructed the project in three Stages: <br /> • Stage 1 relocated public and private utilities, including the water system and <br /> sewer system, and started construction of a six-story building at 6110 Stoneridge <br /> Mall Road. <br /> • Stage 2 constructed traffic signals at the intersection of Stoneridge Mall Road <br /> and Workday Way and the intersection of Stoneridge Mall Road and Rising <br /> Road, and street improvements within Stoneridge Mall Road. <br /> • Stage 3 constructed improvements within public right-of-way and the public <br /> service easement, and improvements on the private properties of Nordstrom, Inc. <br /> at 1600 and 1690 Stoneridge Mall Road, and Stoneridge Properties located at <br /> 1008 Stoneridge Mall Road. <br /> The agreements and guarantee bonds for each stage of work are detailed below: <br /> In April 2016, Workday entered into an agreement for the public utility relocation at 6110 <br /> Stoneridge Mall Road. DPR Construction, a general contractor for Workday, submitted <br /> a performance bond, and a labor and materials bond, each in the amount of $410,000; <br /> and a maintenance bond in the amount of $41,000. <br /> In July 2018, Workday entered into a first amendment to the agreement for the public <br /> improvements on Stoneridge Mall Road near 6000 and 6110 Stoneridge Mall Road <br /> public right-of-way and public service easement. DPR Construction submitted a <br /> performance bond, and a labor and materials bond, each in the amount of $1,369,000 <br /> and a maintenance bond in the amount of $136,900. <br /> In November 2018, Workday entered into a second amendment to the agreement for <br /> the public and private improvements at 1008 and 2651 Stoneridge Mall Road. DPR <br /> Construction submitted a performance bond, and a labor and materials bond, each in <br /> the amounts of $186,300; and a maintenance bond in the amount of $18,630. <br /> Page 2 of 3 <br />
